NEXTDC M2 Data Centre Portfolio

The NEXTDC M2 Stage 2 data hall was a 7-month base build and fit out programme which added an additional 6MW to M2’s 60MW facility. It consisted of two levels, two data halls, and 15 switch rooms.

Off-site prefabrication techniques and the systematic redesign of the structure, from in situ-poured concrete to a precast solution, led to immediate and unimpeded early access for fit out trades. This enabled fit out activities to begin within 81 days of contract award. The conversion of blockwork and conventionally formed structures to precast floors and walls also removed the need for tension piles and prefabricated façade elements to avoid ‘under and over’ issues.

Stage 2 was constructed adjoining to and integrating with Stage 1 while in operation. To ensure the operations of the existing facility was not impacted during construction, elements of the project were redesigned to diminish interface works and work methodologies were adopted to enable clear segregation.

This project was successfully delivered one month ahead of programme in January 2019.

Stage 3 is a 7,494m2 new commercial 'Innovation Tower', encompassing Mission Critical Operations workspaces for NEXTDC’s M2 data centre facility. Stage 3 creates an a-grade commercial office with a signature, brand consistent, experience for current and future clients while integrating with existing stages on the M2 development. The building comprises of 5-levels of offices, function spaces, including an auditorium, a commercial tenancy, training facilities and end-of-trip facilities. The project also includes parking for 240 vehicles. 2,664 sunshade fins will make up the building’s unique façade structure and the building has achieved a 5-star NABERS rating.

M2 Stage 3 was completed in June 2023.

The NEXTDC M2 Stage 4 data centre build is a highly-complex development which involved construction of a new building comprising six data halls over 5-levels, including a 10-megawatt data hall – one of the largest of its kind in Victoria. Additionally, M2 is Melbourne’s most resilient, connected and energy efficient data centre, and at the time of building, Victoria’s only tier IV completely fault-tolerant data centre.

Case Study – M2 Stage 4 Data Centre

The NEXTDC M2 stage 5 data centre was delivered in a tight, 11-month programme in the height of COVID restrictions, meeting NEXTDC’s delivery times including a rack-ready fitout. This project included five data halls, a loading dock, and contractor amenities, and added an additional 3750m2 of technical space and 15MW to the 60MW M2 facility. Kapitol introduced precast core box modules for the first time, eliminating the need for propping to ensure a safer and faster delivery with less people on site.

Stage 5 was constructed next to and adjoining stage 4, and is adjacent to stage 2. Therefore, a number of security measures including secure fencing, had to be erected between the adjoining facility. The project also posed challenges in working in a live environment which were overcome through the implementation of thorough procedures which ensured the live environment wasn’t disrupted while services connections and finishes were being integrated between the new and existing facility. During the excavation phase of stage 5, Kapitol needed to ensure the existing facilities' equipment was not affected. Vibration monitoring equipment was set up in key areas, coordinating with the facility management team, to ensure avoidance of system failures.

M2 stage 5 reached practical completion in March 2022.
